Shanghai Disney is the first Disneyland in mainland China, and it opened mid-June in the Chuansha township in eastern Shanghai suburbs. For pricing on land, location is key. Land values near the theme park rose by 35 percent from January to December last year, according to a report released by real estate information provider Mingtiandi in early May.

On June 29, the Shanghai government auctioned off some land near the new Disneyland to COFCO Property Group, for 2.44 billion yuan, or 42,000 yuan per square meter. COFCO Property is a subsidiary of China National Cereal, Oils, and Foodstuffs Corporation, which is the country’s largest food company. More than 20 homebuilders vied for this 57,000 square meter residential land, what a fight that must’ve been!

A market analyst said the reason why COFCO Property bought the land parcel for 235 percent more than its initial bid price is partly because of its location near Disneyland. But not just land price, data from Lianjia.com, a real estate agency company, shows current average prices of secondhand homes in the region also have risen about 50 percent in the past six months.

据某市场分析师表示，中粮地产以高出标价235%的价格购买这块地皮，一部分原因是因为它靠近迪士尼。不仅是土地价格，据房地产中介公司链家数据显示，在过去半年间，周边二手房平均价格上涨约50%。

There is still hope for buyers who are looking at that area because some market analysts see this spike in land and housing prices to be a short-term scramble.

But let us remember that living too close to Disney may not be quite a perfect dream. Imagine the potential for traffic and other issues that can be brought by theme parks being located too close.
